‘High End At Kipling’ represents a rare opportunity to expand your current land base with truly high-end farmland. This is land that offers the agronomic potential to push production to the next level. Located less than ten miles west of Kipling, Saskatchewan, in the heart of some of the most productive ground on the prairies, these six Parcels provide unlimited cropping options and a proven history of producing. The current owners have invested significant time, resources, and expertise into maximizing yield, creating a strong foundation that positions ‘High End At Kipling’ for continued success well into the future.
A disciplined and forward-thinking agronomic program has been central to the development of these Parcels. From clearing inefficiencies that waste time and inputs to enhancing overall soil health, every step has been taken to set the stage for the next chapter. Elemental sulfur has been applied, ensuring long-term sulfur availability, followed by microbial-based applications to improve soil structure and performance, along with pH-balancing additives applied over the past three years. Crop protection has been equally precise, with wheat acres treated in-crop using Infinity and Varro, canola acres receiving Liberty and Centurion, and all acres sprayed with glyphosate prior to harvest, then harrowed and left ready for spring seeding.
Parcel 1 is comprised of 162 acres, with approximately 154 acres under cultivation that have been on a two-year rotation between wheat and canola, with the previous crop in wheat, and offers access from the solid RM road that runs the eastern length of the quarter, as well as a rock pile. Located in the Rural Municpality of Chester, these open acres are ready to continue to produce for the new owner.
Parcel 2 is made up of 159 acres, with approximately 154 acres under cultivation that have been rotating between wheat and canola. Located in the RM of Chester, there are RM roads that run along the southern and eastern boundaries of the quarter, as well as a rock pile. Situated immediately north of Parcel Three, these two Parcels would make an excellent north/south half-section.
Parcel 3 consists of 158 acres, of which approximately 153 acres are under cultivation and have been on a two-year rotation between wheat and canola, with the previous crop in wheat. Located in the RM of Chester, there are RM roads that run along the northern and eastern boundaries of the quarter. Situated immediately south of Parcel Two, these two Parcels would make an excellent north/south half-section.
Parcel 4 is comprised of 160 acres, of which approximately 142 acres are under cultivaton and have been on a two-year rotation between wheat and canola, with the previous crop in canola, and a rock pile. Located in the RM of Kingsley, there are RM roads that run along the southern and eastern boundaries of the quarter.
Parcel 5 is made up of 314 acres, with approximately 306 acres under cultivation, with the previous crop in canola and a two-year rotation between wheat and canola, and a rock pile. This half-section is in the RM of Kingsley and access can be gained from the RM roads that run along the northern and western boundaries.
Parcel 6 is comprised of 151 acres, with approximately 136 acres under cultivation. Highway 48 runs the length of the southern boundary of the quarter.
At the end of the first round of bidding, all eligible bidders will have an opportunity to purchase all six Parcels en bloc. By utilizing CLHbid.com’s unique second round, en bloc bidding, bidders can rest assured that they will have the opportunity to purchase all six Parcels or none. There is no need to worry about travelling for one Parcel or only owning a portion of the land you were after. Even if you are not interested in purchasing en bloc, this round of bidding may still affect you; please see the en bloc attachment for more information.
Operational efficiency is further enhanced by excellent access across all six Parcels. Each Parcel offers a minimum of two points of entry, allowing unrestricted movement for today’s large-scale machinery and support equipment. The combination of elite agronomics, proven productivity, and practical access makes ‘High End At Kipling’ an exceptional addition to any progressive farming operation. This is land that is prepared, refined, and ready to perform.
