‘County Line Investor’ is comprised of 159 acres of farmland located 14 miles southeast of Elk Point, Alberta, within the County of Vermilion River. Positioned at the intersection of the counties of St Paul, Vermilion River, and Two Hills, this quarter generates significant Surface Lease Revenue.
Sixteen of the eighteen leases are strategically placed in four well-defined rows, minimizing any adverse effects and leaving approximately 144 acres under cultivatation. The operator, CNRL, has given notice of intent to reclaim fourteen of the eighteen lease sites, however the end date for that to take place is still uncertain. When you consider the current annual lease payments, and factor in a realistic date for reclamation, you may find that the Surface Lease payments are your next best friend whilst paying off ‘County Line Investor’. The CNRL lease income is a bonus when combined with the low starting bid to purchase the quarter. Drive a short distance south in Vermilion River County and you will see quarters of land that have sold for multiples of the starting bid set for ‘County Line Investor’.
The entire quarter is well drained with virtually no waste acres. All 159 titled acres, whether in crop or leased to CNRL, will give you a return on your investment. It is worthwhile to note that Vermilion River County is recognized as one of the more productive agricultural regions in Western Canada. The area is known for its good average annual rainfall, and has fertile soil for production. As the saying goes: just add water.
