‘640 @ Bow Island’ consists of four quarter sections with a combined 640 acres selling less than 10 miles southeast of Bow Island, Alberta. After being owned by one owner for years, this wide-open, prime farmland awaits its new owner. With all four quarters connected, this quad tract of land sits in the top tier of farmland – not unlike the John Deer 9RK 640 horsepower Quad Trac. The Parcels of ‘640 @ Bow Island’ are set to deliver high horsepower on the dyno, 24/7 for its new owner.
‘640 @ Bow Island’ is an estate sale, and the current lease will expire after the 2025 harvest. The assemblage has been well cared for by the current tenant, and no added work is necessary for this quad tract of land to work for its new owner.
Parcel 1 consists of 160 acres, including an old yard site in the northeast corner. There is excellent access from Township Road 92 along the northern border and Range Road 105, which runs the length of the western border. There is one wind turbine in place with annual revenue.
Parcel 2 comprises 160 acres and is open from corner to corner. Never a case of paying for acres you won't use with this Parcel. Township Road 92 runs the length of the northern border, and Range Road 104 forms the eastern boundary. Situated immediately north of Parcel 3, these two Parcels are currently farmed together as a great north/south half-section.
Parcel 3 is made up of 160 wide-open acres and aside from two wind turbines in place, can be farmed from corner to corner. Access is gained via Range Road 104, which forms the eastern border. If farmed together with Parcels 1 and 2, this combination could be a 480-acre farming powerhouse.
Parcel 4 is situated kitty-corner to Parcel 3 and is another 160-acre quarter. There is one wind turbine in place, and access can be gained from Range Road 104, which runs the length of the western boundary.
