With a combined total of 821 acres selling as 2 Parcels located in the RM of MacDonald, Manitoba, adjacent to the City of Winnipeg, sits ‘Brunkild 821’. Located just over twenty miles southwest of Winnipeg, ‘Brunkild 821’ speaks to location, location, location. European immigrants settled in the area in the late 1800s, and this region offers up some of the most fertile land in all Western Canada. Exceptional quality farmland that is high in both clay and organic matter allows for the production of bumper cereal, oilseed, corn and soybean crops. The climate in Southern Manitoba offers extended corn heat units and long growing degree days, meaning the new owner of ‘Brunkild 821’ will have almost unlimited cropping options.
The best land is not often found on the summit of a hill, and no one knows better than Western Canadian farmers that you can seldom have it all. Past glacial makeup of the area means the highly fertile, almost laser-level fields often require drainage management to some degree. Both Parcels that make up ‘Brunkild 821’ have drainage courses offering relief.
Parcel 1 consists of 622 acres; an entire section of farmland selling as one Parcel where the cultivated acres meet or exceed titled acres. Parcel 1 comes with 4 x 19' diameter, flat bottom grain bins, and 1 x 14’ diameter, flat bottom bin. Parcel 1 offers access from major RM roads on all sides. The starting bids for both Parcels are set just slightly above the RM Assessment value and the owners have decided to let the market decide on the value on sale day.
Parcel 2 consists of 199 titled acres and the southern perimeter abuts the community of Brunkild, which is located along major Provincial Highway 3. With pavement access and mere minutes from Winnipeg, the prime location of Parcel 2 could not be better. Parcel 2 has a mature farmstead that would make an ideal building spot, as well as 1 x 1,600 bushel white hopper bin. The land has had the benefit of an excellent tenant in the past; however, now is the time to sell. Proximity to markets is an added bonus, and the Inland grain terminal is located just to the south of Parcel 2 on Highway 3.
As a law firm, CLHbid.com never discloses bidders' names - not even to the owners. CLHbid.com respects relationships within the area; only the high bidder will be known in due course. No party holds a Right of First refusal on either Parcel. The high bidder on each respective Parcel will see their name on the updated RM land ownership map. Using the CLHbid.com platform there is never a chance of overpaying as the high bidder will be just one click above the other most motivated party.
