Located just 8 miles southeast of Virden, Manitoba, 'Champion Pedigree' is comprised of a combined total of 1,094 acres selling as two Parcels. A champion pedigree has a proven track record of excellence, and this land base of the same name has the impeccable resume one would expect. This assemblage provides pasture that outpaces the acre-to-cow ratio in many parts of Western Canada. Just as there are seven days in a week and seven continents, certain things can be relied upon for their unfailing stability, and the seven quarters that make up this grouping of land are known for reliably producing the forage requirements that ranchers can bank on year after year.

Parcel 1 is a full section and consists of 615 acres that are currently in pasture. The fences are in order and the high-grade RM Road provides excellent access. There is plenty of water for the herd, even in the dry years. The mature yard site includes a metal-clad cold storage building, a large, open-faced cattle shed, and alleyway fencing for water access. The combination of power, the water well, and four older grain bins make this a turn-key Parcel. Drop 100 pairs off in the spring, and Parcel 1 of 'Champion Pedigree' will go to work for the new owner.

Parcel 2 is made up of 3 quarters for a combined total of 479 acres that are currently in pasture and include cow-ready fences. There is a large steel Quonset, a L-shaped open-faced cattle shelter/barn, a historic hip roof barn, and a garage, as well as power and a water well. Parcel 2 includes 2 x flat bottom bins with a combined total of 20,000 bushels of storage. The High Bidder on Parcel 2 will also have the Option to purchase 3 x smooth wall hopper bins for an additional $20,000.

Parcel 2 offers reliable water for the cattle and great access from the major RM road. Just like Parcel 1, this contiguous block makes ranching fun. If the next owner is hoping to start a new home base, there is a mature yard site in place. Drop 75 pairs off in the summer and watch them grow.

All prospective buyers will enjoy an equal opportunity to bid Parcels One and Two on sale day. CLHbid.com’s unique Universal Close system extends the bidding on both Parcels, meaning if a bid is placed in the last two minutes of the auction, an additional two minutes will be added to the clock allowing every bidder the chance to procure both Parcels. The Parcels that make up 'Champion Pedigree' possess a proven pedigree to move the goal posts on weight-per-day gains for the cow herd or yearling program.

Whether the new buyer is looking for pasture land or a multi-use land base, simply peek over the fence and appreciate this diverse area complete with wide-open arable land and premium pasture acres in all directions. ‘Champion Pedigree’ will fit perfectly into the mixed farmer's portfolio. Proximity to the TransCanada Highway and the Town of Virden provide the foundation for a sound investment with ease of access to markets and services far superior to other areas.

‘Champion Pedigree’ comes replete with choices. Drop off up to 175 cow-calf pairs on the two Parcels, utilize the existing yard sites, or convert several acres into arable farmland. There are no limits for the new owner.

‘Champion Pedigree’ is being offered for sale via online escalating tender by CLHbid.com. Please check the website for updates from time to time.
